General Terms and Conditions
The future tenant must inform the agency of their arrival time as well as their flight or train number in order to best organise their check-in.
The tenant must provide IMMOSOL agency, prior to check-in, with the security deposit as well as a copy of an official identity document (national ID card or passport) for each occupant.
CHECK-IN is from 3:00 PM onwards.
The tenant must notify IMMOSOL agency of their arrival time in order to best organise their reception at the entrance of the building where the rented apartment is located.
If the tenant arrives outside of office hours — 9:00 AM–12:00 PM / 2:00 PM–6:00 PM — IMMOSOL must be informed as soon as possible in order to arrange key handover via self check-in.
The following fees will apply for arrivals outside of our opening hours: from 7:00 PM to 9:30 PM: €25 per booking; from 9:30 PM to midnight: €50 per booking.
CHECK-OUT is at 11:00 AM.
An email will be sent to the tenant a few days before departure with instructions for returning the keys. If the tenant does not depart at the scheduled time, an additional charge equivalent to one night's rental will be billed.
Deposit
25% to 30% of the rental price is required at the time of booking, except for reservations during congresses and festivals, for which 50% of the rental price is required.
Any option is held on the availability calendar for 4 days. If no payment has been received by IMMOSOL within this period, the reservation is automatically cancelled.
Balance
For congress and festival rentals, the balance must be received by IMMOSOL no later than 1 month before the start of the stay.
For holiday rentals, the balance is due no later than 15 days before the arrival date.
Upon receipt of the balance, the tenant will be sent an ONLINE CHECK-IN form, a request for information (arrival time, flight number, train number, etc.) as well as the procedure for providing the security deposit.
The full rental amount may be requested directly from the tenant if their arrival date falls within one month of the booking date.
The prices listed on the website for seasonal rentals include water, gas, and electricity consumption.
The tourist tax, household linen (bed sheets, bath towels, kitchen towels) and final cleaning are billed separately.
Any other additional services requested by the tenant are not included in this price.
The description of seasonal rentals is prepared in good faith based on information provided by the property owners. All rentals are equipped with kitchenware and bed covers. Bed sheets, bath and hand towels are also provided. Baby cots and high chairs are available on request.
"Pets accepted" means one dog or one cat. The presence of an animal must always be indicated on the booking form. The maximum number of persons authorised in the rental is stated in the property description and must be strictly adhered to. IMMOSOL agency reserves the right to refuse entry to any person in excess of this number. The maximum occupancy includes children and infants.
IMMOSOL offers several extras such as linen, towels, extra beds, cots, housekeeping hours, etc. These extras are selected by the tenant and are billed in addition to the rental price. A deposit of 25% of the total amount of extras must be paid in order to confirm them.
IMMOSOL offers a free luggage storage service. During opening hours (Monday to Friday: 9:00 AM–12:00 PM and 2:00 PM–6:00 PM; Saturday and Sunday on request), tenants may drop off and collect their luggage directly at the IMMOSOL agency located at 26 Rue des États-Unis, 06400 Cannes.
IMMOSOL agency also offers a concierge service. Tenants may ask the agency to make appointments, bookings, or to contact various service providers on their behalf.
A security deposit must be paid upon check-in; the amount is stated in the property description. IMMOSOL agency has implemented Swikly, an online deposit system. This allows you to secure your deposit without any impact on your credit card limit.
The tenant may, upon request, take out a cancellation and civil liability guarantee for any stay not exceeding three months, in accordance with the terms set out in the document appended to the rental agreement. This is at the tenant's expense. Rentals during congresses are excluded. For further information, please contact the agency.
For holiday bookings, the following cancellation conditions apply:
For bookings made directly on our website, the client may cancel free of charge up to 15 days before arrival. If the client cancels within 15 days of arrival, the full amount of the booking will be charged.
If you have booked through a portal (Airbnb, Booking, HomeAway, etc.), please refer to that portal's cancellation policy.
For bookings during a congress or festival, the following cancellation conditions apply:
If the cancellation is confirmed by the tenant more than 40 days before the start of the stay, cancellation fees amount to 25% of the rental price.
If the cancellation is confirmed between 40 and 15 days before the start of the stay, cancellation fees amount to 80% of the rental price.
If the cancellation is confirmed within 15 days of the start of the stay up to the arrival date, cancellation fees amount to 100% of the rental price.
In the event of a cancellation that cannot be covered by a tenant's or company's cancellation insurance — from 6 apartments or more — all sums paid will be retained by IMMOSOL in their entirety.
IMMOSOL cannot be held responsible for mechanical, electrical or technical malfunctions such as television, cable service, internet connection, household appliances, air conditioning, etc.
IMMOSOL agency endeavours to resolve such inconveniences — which are beyond our control — as quickly as possible. IMMOSOL alone shall assess the level of inconvenience caused to its clients and will offer either a commercial discount or alternative accommodation if necessary. Where Wi-Fi is provided, it is free of charge across our entire portfolio (unless otherwise stated in the property description), however the agency offers no guarantee as to the stability of this service. IMMOSOL cannot be held responsible for any incompatibility between a tenant's laptop or device and the modem.
If the tenant has any complaints regarding the property they have selected or its inventory, they must notify us by email at info@immosol.fr within a maximum of 48 hours of key handover. The agency reminds tenants that any personal belongings left behind in the rented property upon departure cannot be the responsibility of IMMOSOL.
